One point to note is that with deleted domains , that if they are on a deleted domains list , google will not index the page for some time
It knows its there but will not give it indexing
It seems to be that someone google has that list in its cache
Over time the cache clears and with work the site will get indexed

This is very true. I didn't want to give-away too many secrets since I cover a lot of this in my book. DNJournal plays the most crucial role in my flips - especially when looking for new names.

I might also recommend they look at Domain Sales comps at NameBio.com and DNJournal.com
